WE ARE 466 WORKS COMMUNITY DEVELOPMENT CORPORATION

466 Works is a not-for-profit community development corporation created to develop opportunities in home ownership and to support community members in their efforts to enhance and revitalize the southeast neighborhood of South Bend, Indiana.

466 Works started as a project of the Mount Carmel Missionary Baptist Church and was incorporated in 2014. The 466 mission statement is “to revitalize the southeast neighborhood of South Bend in order to enhance the lives of all residents in the community”. The mission is fulfilled by the construction of new homes on vacant lots in the area and through collaboration with other organizations.

In 2014, the Mount Carmel Church made a commitment to build their new churchin the Southeast neighborhood. The minister and some church members decided that they wanted to work with neighbors to stabilize the surrounding neighborhood.

First the group formed a committee which worked with the city to develop a strategic plan for the area. Then the group started out by building two homes on Indiana Street and selling them to homeowners. After this initial success, 466Works started building a few more homes every year. Along the way, 466 Works has partnered with lenders, the city of South Bend and builders which helps to insure a consistent, quality home. We are grateful to have these partnerships and look forward to delivering more homes for the future owners and the neighborhood.

The project is expected to increase property values in the neighborhood, inspire adjacent homeowners to improve their properties and result in an improved appearance for the area with reduced vacant lots and overgrown trees. The proposed activity is needed because of the shortage of new housing stock in the city and the increase in housing costs over the past five years. 466 Works works with the city home buyer programs, the Sewer Lateral Reimbursement Program and the Federal Home Loan Bank Down Payment Assistance Program.

Construction Technology (ConTech) is a two-year program administered by the South Bend Community School Corporation which begins at Riley High School and is completed senior year at a construction site where students build a house. Students learn the skills necessary to use machinery and software, and strategically plan and oversee projects. Students gain an understanding of advanced field construction methods and equipment.
