466 Works obtains grants so we can sell homes at affordable prices. Homeowners cover a portion of the costs by obtaining a mortgage loan of about $170,000. There is a lot of demand for the homes so we keep a waiting list. Your place on the waiting list is determined by the date of the application.
Steps to Apply
Obtain a Preapproval Letter: We want to make sure that you are qualified to buy the home. Go talk to the mortgage company or your bank and ask for a pre-approval letter for $170,000 to purchase a home. If they say they can’t issue a letter, ask them what you need to do to qualify for a loan.
Find a Realtor: You want to find a realtor to work with you on finding a home and helping with the details of the transaction. You can ask your friends for recommendations or ask Sy Barker at 466 Works for a recommendation.
Decisions: Decide the type of house you want. Look at these house plans and decide if you want a one story or two story house and the style of porch you want.
Preapplication Form: Fill out the preapplication form, sign it and send it along with your preapproval letter to Sy Barker (c-barker@sbcglobal.net) with a copy to Anne Mannix (anne@housingmattersllc.com).

What’s Next
466 Works builds houses at the rate of about ten houses per year. We will let you know when your name comes to the top of the list and will confirm that you are still interested. At this point. we will ask for a $1000 deposit. Then you can select colors for the exterior and the interior of the home. If you want any special features added to the home, you will need to pay the builder for these extra charges before the start of construction.
We will keep in touch as the home construction proceeds. Some of the homes have income limits for the buyers’ income. This is so that the homes go to people with a range of incomes. If you are in one of the home with income limits, we will need to document your income with a previous years tax return. Please try to maintain a consistent income so you remain eligible for the home.
